The Problem

Environmental professionals (EPs) producing Phase I ESAs today must order historical and regulatory data from EDR or ERIS and wait 3 to 10 days for it. They then manually review aerial photos, Sanborn maps, city directories, and regulatory records one record at a time to find conditions like RECs and HRECs. A junior EP typically writes the first draft report from scratch, and a senior EP has to rewrite it and review the work line by line against the raw source files. This manual, sequential process limits how many projects a firm's EPs can take on without adding hours.

The Solution

Compyle automates the production work behind a Phase I ESA. It automatically collects the ASTM-required records for a property, including historical aerials, Sanborn maps, city directories, topographic quads, and regulatory database records, delivering a data package the same day instead of in 3 to 10 days. It then analyzes every source document to surface findings such as RECs, HRECs, and de minimis conditions, with each claim linked back to the specific record it came from. Compyle drafts report sections directly in the firm's own template and voice, and EPs review the draft in an editor where they can leave comments, suggest edits, and approve sections before anything ships. The platform maintains a versioned, auditable file of records and a 1:1 source-to-claim trace, built around the ASTM E1527-21 standard.
