The Problem

Facilities managers at schools, data centers, commercial real estate, healthcare facilities, and construction sites are flooded with alarms, energy waste, and staff complaints but lack systems that act on them. Today a maintenance issue like a cold classroom becomes a text or email that someone has to manually triage, diagnose, assign to a technician, and then check on, with no structured record tying the request to its cause, fix, or verification. Energy waste, such as equipment running after-hours on an overridden schedule, can persist for days or weeks because no one is continuously watching utility and building data for anomalies. The result is wasted energy spend, repeat equipment failures, and no verified proof that a reported problem was actually resolved.

The Solution

Edviro continuously monitors a building across utility data, BMS/BAS systems, and asset and maintenance logs in a vendor-agnostic way, turning signals (a text, email, alarm, or meter change) into a single loop: diagnose the likely cause with supporting evidence, route it for human review and approval, dispatch a technician with asset history and steps, and verify the fix against building data. It functions as a work-order and CMMS system (or integrates with an existing one), an asset and inspection tracker with a mobile app for tagging equipment and logging service history, and a measurement and verification engine that learns each site's energy baseline, flags anomalies like elevated after-hours load, and measures savings against that baseline after a fix. Verified failure patterns and savings data feed into capital planning for repair-or-replace decisions. The product is illustrated end to end in a worked example: a staff text about a cold classroom becomes a drafted work order with evidence, a named approver, a dispatched HVAC technician, and a verified temperature confirming the fix.
